There are fewer homes for sale in Sacramento CA again for the month ending December 2011. There 3235 homes for sale in the entire Sacramento county area. There were 3570 homes for sale in Sacramento at the end of November 2011. That is a 9.4% drop in the number of homes for sale in just one month. There were 5364 homes for sale in December 2010. We have 39.7% fewer homes for sale compared to twelve months ago. If we keep dropping the number of homes for sale, we are going to have an housing shortage in the spring. We are down to a two months supply of homes for sale in the Sacramento county. That is considered a sellers market. We have 1960 pending sales at the end of December 2011. That number is up from November’s pending sales. We had 1823 pending sales as of the end of November 2011. We usually dont increase the number of pending sales in the winter months. Could our real estate market be like our winter weather? unusually hot. When are market was red hot back in the end of 2004 and beginning of 2005, we had 2000 to 2500 homes for sale per month in Sacramento county. We can be at those crazy numbers if we lose 200 homes for sale per month for the next five months. If you are looking to move into a new home this spring, you should start looking now. The number of homes for sale in the Sacramento county area dropped again for the end of October 2011. There are 3855 homes for sale in Sacramento CA right now. That is a drop from September’s number of 3906 homes for sale. There were 5706 homes for sale around Sacramento county back in October of 2010. We have had a 32.5% drop in the number of homes for sale in one year. This should help with stopping or slower down the loss in property values. There is just a 2.5 months supply of homes for sale as of October. We had a 4.2 months supply of homes for sale back in October 2010. There were 1565 homes sold in the month of October. There were 1628 homes sold in Septermber 2010. We usually have a slow down in home sale once the fall season begins.

The average price of a home sold in October was 188k. The average price of a home sold in October 2010 was 206k. The is a 8.7% drop in the average price of a home sold in one year. At least the price drop is less than the prior two years. The average days on the market was 85 days in October. It took 83 days to sell a home for sale in Sacramento back in October 2010.

Remodeled home for sale
I have a home for sale at 7520 Schreiner St. Sacramento CA 95822. The current asking price is $110,000.00. The home has been completely remodeled. It has new windows, new heat and ac system. It also has new laminate and tile flooring. New granite in Kitchen. New light fixtures, new bathroom vanitys and tubs. I just figured out what the payment would be with only 3.5% down, and I came up with just under $1000.0 per month for 15 years. This is based on todays very low fixed interest rates. I find that this is amazing that someone could own a house free and clear in 15 years with payments under $1000.0 per month. You can either rent a house for $1000.0 per month forever or buy this home and pay only $1000.0 per month for 15 years. This is not a fixer upper house. It is a remodeled home with just about everything new inside and outside. The home is located right off of hwy 5 fairly close to the pocket area. Please look at the graph of available homes for sale in Sacramento so that you can see that the inventory of homes for sale has dropped every month in 2011. You will also notice that most homes for sale are beat up bank owned homes or short sales. If you can find a remodeled home for sale in Sacramento , you should buy it quickly.

It is a great time to buy a home in the Sacramento area. Our mortgage rates are at record lows. Interest rates have dropped alot in the last month following the record drop in the 10 year note rate. The inventory of available homes for sale has also dropped again this month. This drop in inventory is signaling that home values will stop declining in value soon. The inventory has dropped every month since October 2010. The people who buy now and up until the end of 2011 will look back will look back and be very thankful. These people will have fixed interest rates at 40 year record lows and purchase prices at lows. I will give you an example of one of my homes for sale in Sacramento. It is an approved short sale listing in the 95827 zip code. I just re listed it for 80k, and I have 5 offers on it and have had many other calls about the house. Three out of the five offers were from savy investors who know that the market is changing and they are trying to take advantage of it. Inventory down again
There is a definate trend going on with the inventory of homes for sale in Sacramento, CA. The inventory of homes for sale as of June 30th 2011 is down again. There are 4436 homes for sale in Sacramento county. There were 5367 homes for sale back in January 2011. The supply of homes for sale has dropped every month since January 2011. Home values have also dropped since that month. I think we will not see any more price drops for the summer. The number of buyers has increased since spring and the number of homes for sale has dropped. This is bringing multiple offers on the good properties below 150k. Pending home sales is also up to 2551. There were only 1243 pending home sales back in December 2010. It is a basic economic fact that once supply drops and demand increases ,you should see price increases. I dont know if we will see slight price increases but we should stop seeing price declines. I have personaly seen my phone ringing alot more with buyers really wanting to purchase a home. I have even had a buyer or two get frustrated with the buying process because they have sent in offers on bank owned homes only to see someone else get the home. My current listing in Citrus Heights had an offer three weeks ago that was 2k above the asking price. If you are curious to see if you can buy your first home, you should call me quickly so that I can get you preapproved for a home loan. It might take three to six months to get into a home even if you start looking today. Dont get discouraged if you are looking for a home for sale in Sacramento because if you just keep looking and sending in offers, you will get into a home.

There were 5721 homes for sale in the Sacramento county area at that time. I have seen an increase in sales activity on my personal listings. I have gone into contract on four of my listings in the last 35 days. The market was completly dead in February and March with the bad weather. I couldnt get my family to call me back then let along a home buyer. Things have completly changed since then. I feel like the hot chick in high school now. My phone is ringing alot. It is actually getting tough to find the right house under the 150k price range. When a bank owned home comes up for sale and it is priced right, it gets an offer within a couple of days. The number of pending homes sale increased to 2410 homes under contract at the end of May. The number of pending homes sales in January was only 1614 homes.
